**Job Title: Licensed Loan Officer Assistant**

**Position Overview:**
We are looking for a friendly and detail-oriented Licensed Loan Officer Assistant to join our dynamic team! **Position Type:**
This is a 1099 independent contractor position.

**Compensation:**
$42,500 - $120,000 yearly

**Key Responsibilities:**

*Client Management:*
- After conducting initial consultations with clients to understand their financial goals and homeownership dreams, you will take charge of the pre-approval process, which includes:
- Collecting and reviewing all necessary financial documentation.
- Accurately setting up loan applications in our systems (ARIVE and LendingPad).
- Structuring loan qualifications based on various loan options.
- Issuing pre-approval letters.
- Maintaining clear and consistent communication with clients, real estate agents, and affiliates throughout the loan process.
- Providing exceptional customer service and building strong relationships with all stakeholders.

*Transaction Management:*
- You will play a vital role in ensuring smooth and efficient loan processing by:
- Collaborating effectively with loan processors and underwriters.
- Proactively identifying and resolving potential challenges or obstacles.
- Managing deadlines and prioritizing tasks with meticulous attention to detail.
- Utilizing LoanSifter to identify the best loan programs and rates for our clients.
- Confidently communicating with account executives at various lending institutions to secure optimal loan terms for our borrowers.

*Team Collaboration:*
- As an integral part of our team, you will contribute to our collective success by:
- Actively participating in virtual team meetings and training sessions.
- Sharing your knowledge and expertise to enhance team performance.
- Continuously seeking opportunities to improve processes and elevate the client experience.

**Qualifications:**
- Active NMLS License.
- Minimum of 2 years of experience in mortgage lending, preferably as a loan processor, underwriter, or loan officer assistant.
- Strong knowledge of major investor guidelines (Conventional, FHA, VA).
- Proficiency in loan origination systems, specifically ARIVE and LendingPad (experience with both is highly desirable).
- Experience using LoanSifter to compare loan programs and pricing.
- Excellent verbal and written communication skills.
- Exceptional organizational and time management skills.
- Ability to work independently and collaboratively as part of a team.
- Positive attitude and a strong work ethic.

**Preferred Qualifications:**
- Experience in Non-QM, Hard/Private Money lending.
- Bachelor's degree in finance, business, or a related field.
- Experience working with diverse client populations.
- Fluency in multiple languages.
- A passion for personal and professional development.
- Active or aspiring real estate investor with a deep understanding of the market.
